We are delighted to have secured our third Project Management role with this unitised curtain walling, and their third building in this regeneration area with the same client. This prestigious signature building has a very individual design and yet manages to sit well in the overall façade of the area.

With over 4200 m sq. of unitised glazing frames and ground floor grid stick curtain walling to the retail spaces, the overall package amounts to nearly £4.5 m.

The design stage has been challenging to ensure we can deliver the design intend for the very exacting design. Exposed extremal window frame profiles, soffit and column pressings at level 6, and ground floor curtain walling cover caps and pressings are all colour anodised a blue grey finish. The package also includes external stainless steel colonette columns and suspended feature head boxes to level one and six. There is also a bespoke glass and stainless steel revolving entrance and automatic pass door to the main entrance vestibule

We have been working on this package for a number of months, managing the design, procurement, and manufacturing processes in the European factory. The installation of the unitised frames has now commenced

£5m Unitized Facade Package in Central London Update

This new item is an update to the £5m unitized facade package in central London.

We have been working on this project for the last 7 months. Carefully managing and negotiating the design development process with the Main Contractor and the Architect to achieve the design intent whilst carefully managing our client’s budget.

We have also overseen the procurement and scheduling process. Manufacture of unitized frames commenced some months ago.

The steel frame is now progressing and should be complete in early 2014. The first delivery of unitized frames complete with Portland stone are scheduled to be delivered to site from the European manufacturing facility in January.

We have been in discussions with the Main Contractor for some months regarding the specific logistics required for a central London unitized project of this nature.

We will update more information on this project as on-site erection progresses.

Integral assisting at Aston University

 

Integral Management were recently asked to help BAM Construction with the management of the External Façade Sub Contract package at the new Aston Student Village development in Birmingham.

The entire external package, from roof level to ground floor doors, was let as a single sub contract package, value in excess of £3.5m. The external wall consists of a metsec frame and CP board. A number of different external finishes are being used, Terracotta Tiles, High Pressure Laminated panels, different colour Render and an interlocking Zink panel system. Glazed curtain walling is also being used to the stair cases and ground floor entrance screens.

Working closely with both BAM Construction and the Sub-Contractors management team, Integral were charged with managing the logistics of the facade package and an overview of the installation programme.

The external façade package is due to be completed in April 2013.

Integral Management were very pleased to be requested to undertake this short term Project Management role by BAM for this challenging cladding and glazing contract.

Integral volunteer at London charity event

The staff of Integral Management volunteered their own time on the weekend of 12th and 13th May to help supervise the delivery of the 2012 Walk the Walk charity event at London’s Hyde Park in aid of breast cancer. As part of the directional team, we had volunteered to work the entire event, from 5pm on Saturday through the night to 10am on Sunday morning. It was tough, but thinking of the 15,000 ladies, and some men who walked the 26.2 miles which is the equivalent of a marathon, in aid of the charity kept us going, particularly as the sun was coming up about 4.30am. In 2011 the charity raised £8.5m and they have raised £2.5m so far in 2012.

A good business contact we made in 2007, contacted us at the beginning of March to ask if we could manage a number of projects which are located some distant from his office in the North West. We are now delighted to have been engaged to project manage a technically changeling external façade project in Southampton. More to come as the project develops throughout the summer of 2012

Logistics Facility for BMW

We are proud to have been engaged by one of our client’s to Project Manage the delivery of the external Brise Soleil and Balustrading package for a new logistics facility for BMW in Northampton. The Brise Soleil system was carefully designed to enable the correct degree of sun shading to ensure the best working environment for the internal office space.

Working closely with our Facade client and main contractor Buckingham Group, we were responsible to closely manage this package from pre let meeting to completed handover. The external steel columns were retro fitted by the steel work contractor. We organised a site survey to understand the accuracy of the steel frame and worked with our client’s design department so that the materials were designed accurately to ensure an aesthetically pleasing fit to the steel frame. The variations in the steel frame dimensions also presented a challenge for the manufacturing process. Integral worked closely with the suppliers to ensure the materials were packed and delivered to site per bay to enable the site operation to be undertaken quickly and efficiently. External MEWPs access was used to reach the installation area along the 150m long front elevation. The careful upfront planning meant that the on-site installation process was relatively trouble free and was completed in a timescale 20% less than the original programme period.

Showcase for Volvo

This relatively small but demanding project in north London, was recently completed for one of our facade clients. The project included full height Curtain Walling screens, steel personnel doors, sliding folding access doors, steel roller shutters and external timber Brise Soleil. A remote on site glazing crane was required to safely install the 3m x 4m toughened and laminated double glazed sealed units.

The variety of products presented a challenging procurement procedure and required careful programming. We were also responsible for managing, with the Main Contractor, the preparation of all work areas to ensure they were made ready in good time, and that the products were installed in the correct sequence to ensure the building was closed up and became functional for the end user within the agreed tight programme timing. Integral Management worked closely with the design and procurement departments of our client to achieve this. Good working relationships were also established with the various Sub Contractors to ensure this challenging project was delivered on time and within budget.

West Midlands BSF School Project

Integral have been engaged to Project Manage the external facade package of a new build £45m school development in the West Midlands. Working closely with our client, a Category A facade supplier to Carillion Building, we have been instructed to provide an overview management service with responsibility for design, procurement, logistics, programme and on-site installation teams. The £1.4m package which includes external Windows, Curtain Walling and Roof Lights is due for completion in March 2012. We will keep you updated with more photographs and further news as the project develops.

Macclesfield Tower Block Refurb nears completion

Integral Management has been engaged in the management of the refurbishment of the external facade of two 15 story tower blocks in the centre of Macclesfield, south of Manchester

The project consists of 2.5 m projection Brise Soleil and 12 m long Feature Finials which are in the process of being installed to a total of four separate elevations per block. The project has had its challenges in design, and logistics not to mention Macclesfield’s unusual windy conditions which restrict the safe use of the Mast Climber access.
