Logistics Facility for BMW

We are proud to have been engaged by one of our client’s to Project Manage the delivery of the external Brise Soleil and Balustrading package for a new logistics facility for BMW in Northampton. The Brise Soleil system was carefully designed to enable the correct degree of sun shading to ensure the best working environment for the internal office space.

Working closely with our Facade client and main contractor Buckingham Group, we were responsible to closely manage this package from pre let meeting to completed handover. The external steel columns were retro fitted by the steel work contractor. We organised a site survey to understand the accuracy of the steel frame and worked with our client’s design department so that the materials were designed accurately to ensure an aesthetically pleasing fit to the steel frame. The variations in the steel frame dimensions also presented a challenge for the manufacturing process. Integral worked closely with the suppliers to ensure the materials were packed and delivered to site per bay to enable the site operation to be undertaken quickly and efficiently. External MEWPs access was used to reach the installation area along the 150m long front elevation. The careful upfront planning meant that the on-site installation process was relatively trouble free and was completed in a timescale 20% less than the original programme period.

Showcase for Volvo

This relatively small but demanding project in north London, was recently completed for one of our facade clients. The project included full height Curtain Walling screens, steel personnel doors, sliding folding access doors, steel roller shutters and external timber Brise Soleil. A remote on site glazing crane was required to safely install the 3m x 4m toughened and laminated double glazed sealed units.

The variety of products presented a challenging procurement procedure and required careful programming. We were also responsible for managing, with the Main Contractor, the preparation of all work areas to ensure they were made ready in good time, and that the products were installed in the correct sequence to ensure the building was closed up and became functional for the end user within the agreed tight programme timing. Integral Management worked closely with the design and procurement departments of our client to achieve this. Good working relationships were also established with the various Sub Contractors to ensure this challenging project was delivered on time and within budget.

Stunning Project Completed for Volker Fitzpatrick

Integral Management were engaged to Project Manage an innovative office building in Stafford town centre. Working closely with Volker Fitzpatrick’s Construction arm and our Façade Client, we controlled the delivery of nearly 900m2 of Bronze Anodized bespoke external facade cladding, to two separate buildings.

To ensure maximum efficiency our client engaged our services to provide a full Project Management package from order to successful hand over to the Main Contractor. With a close eye on budget and installation program, we managed the following disciplines;

  • Procurement and manufacturing processes with external manufacturing partners.
  • Logistical management
  • We developed the on site Method
  • Statement to maximize efficiency and speed of installation with strict safety control at all times
  • On site crane distribution to specific building elevations
  • On site programmed control ensuring face to face engagement with the client
  • Quality control and inspection
  • All these operations led to the successful completion of this challenging package and a very satisfied client.

Program and budget control are at the centre of all our operations. Although we experience client changes mid way through the installation process, with tight controls on both we were able to deliver the project with an increase in profit margin and within timescales.

Colourful Solution to New School Development

When my client awarded us the Management responsibility for Pleckgate School in Blackburn, they had already recognised that the complexity of the contract and the nature of the materials being used required close control throughout the life of the contract.

My client’s brief was to ensure all elements were controlled carefully from design, procurement and delivery of materials, to site installation, and ensuring the profit margin was protected at all times

This brief made it necessary for us to review and agree the initial contract programme with Balfour Beatty Educational Division at the outset of the contract. We then formulated a detailed programme which we discussed and agreed with all departments. Our first step was to keep a close eye on the design procedure to ensure design details and final drawing issue was achieved in line with the programme dates. We also had practical design input so that all on site activities e.g. fixing, lifting etc. were taken into consideration at the design stage. Due to the scale of the site it was necessary to carefully schedule deliveries so that materials were manufactured and packed in the correct sequence to ensure maximum site efficiency. Due to the complexity of the materials, and lengthy lead times, regular updates were required from suppliers to confirm their production was on schedule. In some cases supplier visits were required to ensure delivery deadlines could be achieved to ensure the on-site programme could be executed as initially agreed. Where a change in the site programme was unavoidable, we kept in close communication with the Main Contractor to ensure he could accommodate these changes with as little disruption as possible to his overall project programme.

Our careful control of design, material delivery and the overall programme sequence, ensured the site installation programme was concluded with a week to spare. Site installation had its own challenges but with thoughtful communication with our specialist Access Company and Installation Teams a safe and speedy installation method was agreed.

The end result is a very visually appealing and practical solution, completed within programme and on budget

Slide Operable Glazed Roof Light Project

Integral Management were engaged by Lambourn Contracts to manage the design, procurement, delivery and installation of this bespoke designed fully slide operable Glazed Roof light for a very prestige client in north London. Following the demise of the original sub contractor Integral Management were employed to manage the detailed process of ensuring the bespoke structure, which came from a specialist sliding roof manufacture in the USA was delivered correctly and on programme.

There were numerous specific requirements for the size and operability of the roof not least that it was to be manually operated unlike the usual mechanical device which would be associated with a roof of this size and weight. Integral worked tirelessly with the supplier to ensure the design and delivery particulars were managed to the last detail to ensure a seamless process.

When open, the roof light creates a clear opening of 4000 mm x 5500 mm which we believe is the largest single opening roof light installed in the UK. To see a video of the roof in action click here.
