Leeds city centre fire remediation project nears completion

X1 Aire Leeds has gone through a major fire remediation process over the last 12 months. All 230,000 bricks, the combustible insulation and poorly installed cavity barriers have been removed and replaced with new fire compliant insulation and cavity barrier products installed. As part of the cost assessment, the cost to refurbish and reuse the existing bricks was carefully considered, but the labour costs and potential knock on effect to the finished product prohibited this approach. Therefore, under careful QA management 230,000 new bricks are in the final process of being installed to match the existing façade.

The project also included the replacement of the combustible cladding panels to the perimeter of the external balconies. New blue powder coated aluminium pods have been installed to the balconies at all levels to give the building a new, fresh look.

The new powder coated wood effect look-a-like interlocking cladding plank profiles to the ground floor are now being installed, which are fire compliant and maintenance free.

The project is scheduled to be completed in early summer 2026.
